What is a “ključ u ruke” (“turn-key”) system?
In construction and architectural practice, the term “ključ u ruke” (“turn-key”) is often mentioned, but what does it actually mean and why is it increasingly in demand among investors?
It is a system in which the investor gives full trust to one team – the designer and the contractor – who take over the entire project from the very beginning to the end. This means that the investor is free from the complex coordination between different experts, companies and construction phases, because there is one responsible partner who leads the entire process.
From idea to finished building
“Turnkey” implies that the project starts from the selection and purchase of the plot or from the design phase. This is followed by obtaining the necessary permits, developing technical documentation, organizing the execution of works and final interior works. Until the moment when the investor only has to do – take over the key to the finished building.
Advantages for the investor
One partner, clear communication – no scattered responsibilities.
Saving time and costs – good planning from the beginning prevents unnecessary additional work.
Greater safety and quality – the designer and the contractor work in harmony, following a single vision.
Stress-free – the investor receives a finished product, without constantly monitoring every detail.
Our practice
At SPARTAN STUDIO and SPARTAN DEVELOPMENT, this system is the foundation of our work. As a design team and a contractor within the same group, we follow projects from the first drawing to the final photograph of the completed facility. Our clients receive safety, trust and quality – all in one place.
